DGH Hotel Partners JV LLC, a joint venture between Global Hospitality Investment Group (GHIG) and a global investment management firm, has received approval to develop a new all-electric hotel on Anchor Street in Boston’s Seaport District, directly across from the Thomas M. Menino Convention and Exhibition Center.

The project, approved by the Boston Zoning Commission following a unanimous board vote by the Boston Planning Department, will be sustainably designed and constructed to achieve LEED Gold Certification. The hotel will be built as an all-electric, resilient facility, reinforcing the joint venture’s commitment to environmental leadership and responsible urban development.
The new urban lifestyle hotel represents the final phase of a three-hotel development initiated in 2016. Upon completion, the project will add 438 guestrooms across approximately 160,000 square feet, bringing the total campus to 968 guestrooms across three hotel brands. The property will join the existing Aloft Boston Seaport District and Element Boston Seaport District as part of a dynamic mixed-use hotel and retail campus.
Owned by the joint venture under a long-term land lease with the Massachusetts Convention Center Authority (MCCA), the campus also includes approximately 18,000 square feet of retail space along D Street, directly across from the Convention Center’s Lawn on D.
Planned amenities for the new hotel include a landscaped entry plaza on Anchor Street, an indoor/outdoor lobby bar, and a rooftop amenity space designed to enhance the guest experience and activate the surrounding neighborhood.
“We’re thrilled to bring a new hotel to the heart of Boston’s Seaport District, across from the Convention Center,” said Kevin Colket, Founder and CEO of Global Hospitality Investment Group. “We look forward to growing our presence in Boston by expanding our footprint next to the Aloft and Element Hotels and completing the vision of delivering a mixed-use campus with a collection of hotel brands and active retail that supports the convention center and enhances the vibrancy of D Street. We are excited to work with the new leadership of the MCCA and believe our additional rooms will help to support the convention center’s anticipated expansion goals. The tourism and hospitality industry is very strong here, and we’re excited to bring a new lodging experience for guests, significant economic activity, and additional jobs to the City and Commonwealth.”
During the permitting process, the project earned strong support from neighborhood leadership, local labor and trade representatives, hospitality industry advocates, and elected officials.
“We are grateful for the time, leadership, and guidance provided by the City’s Planning Department and Zoning Commission, along with the local elected delegation, neighborhood residents, and the MCCA,” Colket added.
The development is expected to further activate the Seaport neighborhood with a pedestrian-friendly streetscape, improved connectivity, and the creation of hundreds of local jobs, while reinforcing Boston’s position as a premier destination for conventions, business, and tourism.
