NEWS: CapitaLand Ascott Trust to Acquire Coliwoo Midtown, Strengthening Its Position in Asia’s Flexible Hospitality Market


CapitaLand Ascott Trust (CLAS) is set to acquire Coliwoo Midtown, a co-living property in Singapore’s Bugis–Bras Basah precinct, for an agreed property value of S$134 million (approximately US$105 million), further expanding its exposure to Asia’s growing flexible accommodation and extended-stay hospitality sector.


The acquisition is part of CLAS’ portfolio reconstitution strategy and is expected to be completed in the fourth quarter of 2026. Following completion, CLAS will enter into a 10-year triple-net master lease agreement with Coliwoo Midtown Pte. Ltd., providing a long-term operating structure for the asset.


Flexible accommodation emerges as a key hospitality segment

Opened after a major refurbishment in March 2026, Coliwoo Midtown spans six storeys and offers 212 keys across eight accommodation categories, ranging from two- to five-bedroom units. The property combines residential-style accommodation with hospitality and lifestyle amenities, including a gym, two cafes, co-working lounge, ice bath and sauna facilities.


The model reflects a broader evolution in Asian hospitality, where demand is increasingly extending beyond traditional hotels toward flexible, community-oriented accommodation designed for longer stays. Coliwoo Midtown caters to corporate professionals, expatriates, international students and local residents seeking alternatives to conventional rental housing and hotel accommodation.


The property recorded average occupancy of close to 90% in July 2026. Once stabilized, average stays are expected to range between six and nine months, positioning the asset between traditional hospitality and the private residential rental market.

Teo also highlighted the potential to extend the property's remaining 51-year leasehold tenure to a fresh 99-year tenure, which could further enhance the asset's long-term value.


Singapore strengthens its role in CLAS’ Asia portfolio

The transaction will deepen CLAS’ presence in Singapore, where it will own five properties following completion. Its existing assets include Ascott Orchard Singapore, lyf one-north Singapore and lyf Funan Singapore.


For CLAS, the acquisition also illustrates how Asian hospitality investors are increasingly looking beyond conventional hotel formats to capture changing patterns of mobility, work, education and urban living.


Singapore’s co-living market remains relatively young but has established a significant foothold within the accommodation landscape. Co-living inventory accounts for approximately 6% of the country’s total public and private rental stock, while market-wide occupancy rates remain strong at around 85% to 95%.


These fundamentals are supported by Singapore’s role as a regional business, education and talent hub, creating sustained demand for accommodation that can offer greater flexibility than traditional residential leases while providing more services and amenities than standard rental housing.


Asset enhancement remains central to CLAS strategy

The Coliwoo Midtown acquisition complements CLAS’ continued investment in enhancing its existing hospitality portfolio. Current asset enhancement initiatives include the 192-key Somerset Clarke Quay Singapore, scheduled for completion later this year, as well as Citadines Place d’Italie Paris in France, The Cavendish London in the United Kingdom and Sotetsu Grand Fresa Osaka-Namba in Japan.


The combination of acquisitions and asset enhancement reflects a broader strategy of strengthening the quality, resilience and relevance of its accommodation portfolio across key markets.


For Asian hospitality, the Coliwoo Midtown transaction is notable not simply for its S$134 million price tag, but for what it signals about the changing definition of accommodation in major cities. With longer stays, hybrid work patterns, international mobility and demand for community-focused living continuing to shape the market, flexible accommodation is emerging as an increasingly important segment alongside hotels, serviced residences and traditional residential rentals.


By adding Coliwoo Midtown to its Singapore portfolio, CLAS is positioning itself to capture this convergence between hospitality and residential living while strengthening its exposure to one of Asia’s most established urban accommodation markets.
